エンタメ半分で不定期に投稿しているサイファです。
今回は、4棟目戸建ての室内リフォーム初日の様子をお届けします。
内見時に発覚した「床のフカフカ」問題、原因を調査！
内見時から気になっていた床の沈み込み（通称：フカフカ）。
これは根本的な床組みの問題かも…と少し不安もありました。
しかし、実際に歩いて確認してみたところ…
✅結論：予想外！根太は生きてました！
- 畳の部屋のフカフカ → 単なる板材のズレでした。位置修正で即完了✅
- フローリングのフカフカ → ボンド剥がれが原因。
つまり、床下の根太（ねだ：フローリングを支える角材）は健在！
これは嬉しい誤算✨
今後の対応方針
- 12mmの構造用合板（コンパネ）を増し貼り
- その上にクッションフロア（CF）を全面施工
これで部屋全体の補修が可能と判断。
コツコツ資材を仕入れて、作業を進めていきます💪
午前中は倉庫破壊、午後は床点検。初日終了！
正直、基礎からやり直して2024年12月までかかるかも…と覚悟してましたが、
この感じなら11月末には全体の修繕を完了できそうです！
思ったより早く賃貸募集まで進めそうで、ワクワクしながら帰宅しました🌟
【English Summary】
This is the 8th update on my 4th property investment. Today marked the first day of interior renovation. During the house tour, I noticed “soft” flooring and expected structural damage. However, the floor joists (nedas) are surprisingly solid! The softness was simply due to misaligned boards and peeling glue under the flooring. I’ll be reinforcing the floor with 12mm plywood and installing cushion flooring (CF) on top. Initially, I expected repairs to last until December, but now it looks like I can finish everything by the end of November and start looking for tenants earlier than planned. Exciting progress!
