エンタメ半分で不定期に投稿しているサイファです。
今回は、キッチンのジプトーン天井をベニヤ貼り＆壁紙施工しました。
■ 結論：失敗から学ぶことが大事
実は、天井の壁紙貼りの最後の重ね切りでカッターの入れ方をミスしてしまいました（汗）
ただ、冷静に考えて材料を切り直して再施工したら…
ほぼ目立たなくなりました！😊
■ やっぱり白の壁紙は明るくて正解
古いジプトーンの黄ばみより、清潔感ある白の壁紙の方が断然良いですね。
次回は、壁にも白の壁紙を貼っていきます♪
■ リマインド：家賃が上がらないリフォームは自己満
家賃が上がらないリフォームは、基本的に自己満足。
私の場合、DIYが趣味なのでやっていますが、
そうでない方は早く貸し出して収益化した方が良いかもしれません✌️
今回も学びがありました。

■ Summary in English
This is a renovation update from my fourth rental property project.
Today I covered the old gypsum ceiling (called “Gyptone” in Japan) with plywood and white wallpaper. I made a mistake during the final overlapping cut, but after redoing the material carefully, it became nearly invisible.
Replacing the old yellowed ceiling with white wallpaper really brightens up the space. I plan to continue with the wall wallpaper next.
That said, I want to remind you—if your renovation doesn’t increase rent, it might just be self-satisfaction. For DIY lovers like myself, it’s fun and worthwhile, but otherwise, getting the property rented out quickly might be the better move!
