結論 畳の表替えは”ネットの畳屋が一番安かった”
物件近隣の畳屋さんやホームセンター工務店の相場：1畳4,950円〜6,000円
九州全般で畳交換をしているネット業者「扇屋」さん：1畳3,650円（2025年はちょっと値上がり💦）
今回は僕の4棟目で入居前に畳の表替えをしたお話しになります。
築古物件と畳の現状
築古物件を買うと、畳の部屋って家具の跡や日焼け、擦り傷があることが多いですよね。
賃貸募集戦略
- そのまま貸す
- 表替えや交換
- 畳を捨てて洋室化
今回は２を選択し、相場のわり高めの家賃設定で募集をかけたところ、人口1万人以下の町にも関わらず1ヶ月で入居者が決まりました♪
相見積もりの結果
入居者様は1月18日から入居希望とのことで、急いで5社に相見積もりを依頼したところ、ネットが一番安かったという結果に。
3棟目でガラスを割ってしまった際、ネット修理を頼んだら逆に高かった経験があったので、「ネットは高く、地場が安い‼️」と思い込んでいましたが、今回はびっくり（笑）
教訓：決めつけず、色々比較検討することが大事。
コスト比較
前回、他物件で交換したときは不動産屋経由で1畳5,000円。
今回は20畳あり、1畳あたり約1,500円安くなったので、
1,500円 × 20畳 = 30,000円お得でした(^^)
仕上がりも賃貸物件として充分で、畳のいい匂いがしました。

This is the story of replacing tatami mats before a tenant moved into my 4th investment property.
Old properties and tatami conditions
When you buy an old property, tatami rooms often have furniture marks, sun fading, or scratches.
Rental strategy options
- Rent out as-is
- Replace or re-cover tatami
- Remove tatami and convert to a Western-style room
I chose option ② and listed the property at a higher-than-average rent. Despite being in a town with fewer than 10,000 residents, I found a tenant within a month♪
Quote comparison results
The tenant wanted to move in from January 18, so I rushed to get quotes from 5 companies. Surprisingly, the online option was the cheapest.
When I broke a window in my 3rd property, I used an online repair service and later found it was more expensive than local contractors. That made me believe “online is expensive, local is cheaper,” so this result was unexpected (lol).
Lesson learned: Don’t assume—always compare multiple options.
Cost comparison
Last time, through a real estate agency, tatami replacement was 5,000 yen per mat.
This time, with 20 mats, it was about 1,500 yen cheaper per mat:
1,500 yen × 20 mats = 30,000 yen saved (^^)
The finish was perfectly fine for a rental property, and the tatami had that wonderful fresh smell.
