結論
防蟻見積をきっかけに、最高のご縁をいただきました(^^
出会いのきっかけ
実は、前回４棟目の物件でシロアリ被害により 92万円の損失 を出してしまいました。
ところが今回、リフォーム中の５棟目に来てくれたのは、リムケアから業務委託を受けている個人事業主の Dさん。
Dさんは 元大工 で、築古不動産投資にも興味を持っておられる方。
雑談も大いに盛り上がり、初対面とは思えないほど楽しい時間になりました。
点検で分かったこと
Dさんには床下のシロアリ点検をしていただいたのですが、それに加えて 無料で他の箇所もチェック してくれました。
- 僕が施工した給水管のチーズ部分に、ごくわずかな漏水
- 元々の床と外部にできていた、動物が侵入できそうな隙間
さらに漏水については、僕の施工ミスの原因と対策 まで丁寧に教えていただけました。
正直「半分くらいは漏れるかも」と予想していたので、早めに気づけて本当にラッキーでした。
DIYで即対応
Dさんが帰宅後、すぐにDIYで対応しました。
- 隙間：端材に防腐剤を塗布し、両面テープ＆コーキングで塞ぐ
- 漏水：部分的にカットし、新しい配管セットを組み直して修復
その日のうちに処置完了☑️
今後の展開
Dさんは僕が株や不動産に詳しいことにも興味を持ってくださり、個人的に連絡先を交換 することに。
今後はシロアリ駆除も、さらにお得にお願いできそうです✌️
ちなみに５棟目は、前所有者が防蟻施工をしていたこともあり、シロアリの心配はなし。
木材の水分量も問題ありませんでした。
ただし施工時期が不明だったため、今回は改めて 10万円弱で防蟻処理を依頼。
４棟目で92万円を払った経験も踏まえれば、今回のご縁は本当にプライスレスな出会いでした(^^

Conclusion
What started as a termite inspection turned into a truly valuable encounter.
The Encounter
In my 4th property, I suffered a 920,000 yen loss due to termites.
This time, while working on my 5th property, I met Mr. D, a sole proprietor subcontracted by Rimcare.
He is a former carpenter with a strong interest in old property investments.
Our conversation went so well that it felt like chatting with an old friend.
Inspection Findings
During the termite inspection, Mr. D kindly checked a few other things for free:
- A minor water leak at the T-joint I had installed in the water line
- A gap between the floor and exterior that could allow small animals to enter
He even explained the exact cause of my plumbing mistake and how to fix it.
Honestly, I half-expected it might leak, so I was lucky he found it early.
Immediate DIY Fixes
After he left, I quickly did the following DIY repairs:
- Gap → sealed with treated scrap wood, double-sided tape, and caulking
- Leak → cut and reassembled the pipe with a new set
All completed the same day ☑️
Future Prospects
Mr. D was intrigued by my knowledge of stocks and real estate, so we exchanged personal contacts.
I’ll likely be able to get termite work done at a better price from now on✌️
For this 5th property, the previous owner had already done termite treatment, so no infestation was found, and the wood moisture levels were fine.
However, since I didn’t know when it was last done, I requested a new treatment for under 100,000 yen.
Considering the 920,000 yen I once paid, this connection is truly worth much more in the long run.
