本日、客付けをお願いしていた不動産会社さんから一本の電話がありました📞
「本日ご案内したお客様が、もし礼金1ヶ月をサービスしてもらえたら申し込みたいとのことです」との連絡。
僕は「保証会社の審査を通過すればOKです」とお伝えしたところ、
そのまま正式にお申し込みをいただきました🙌
今回お申し込みくださった入居希望者様は、
地元にお住まいのご家族で、旦那様が大工のお仕事をされている方とのこと。
物件を見ていただいた際に、「DIYリフォームされた家」という点をとても気に入ってくださり、
「最初はこのままきれいな状態で住んで、ある程度経ったら間取りを変えてみようと思います」とお話しされていたそうです😊
DIYerとして活動している僕にとって、プロの大工さんがどんなアレンジを加えるのか、今からとても興味津々です！笑
今回の決め手は、礼金1ヶ月をサービスしたことと、
「子どもの学区を変えずに住める立地」「きれいで手を加えずにすぐ住める状態」という条件がピッタリ合ったことでした。
保証会社の審査は数日かかる予定ですが、
もし通過すれば、他の不動産会社さんには募集停止の連絡を入れることになります。
まさか6社目への客付け依頼、そして募集開始からわずか2日で申し込みが入るとは…！
正直びっくりしていますが、素直にうれしいです😊

しっかり掃除をしてから撮影するのが本当に大事です。

Real Estate Investment Property #46 – Application Received! 😊
Hello everyone, this is Saifa.
I’m back with another update from my “half-entertainment, half-practical” real estate investment series — and today I have some great news!
This morning, I received a call from the real estate agency handling my property.
They told me, “One of the visitors today said they’d like to apply if the one-month key money could be waived.”
I replied, “As long as they pass the guarantor screening, that’s fine.”
Shortly after, the customer officially submitted their application! 🙌
According to the agent, the applicants are a local family, and the husband is a professional carpenter.
He really liked the fact that the house had been DIY renovated, saying,
“We’ll live in it as-is for now, and later we might change the layout.”
As someone who loves DIY projects myself, I’m honestly excited to see what kind of changes a professional carpenter will make! 😄
The deciding factors were the waived key money, the convenient location (allowing the kids to stay in the same school district), and the move-in-ready condition of the house.
The screening process will take a few days, but if approved, I’ll stop all other listings immediately.
I’m still amazed — it’s only been two days since listing with the 6th agency, and we already have an application!

🧽Bonus Tip: Clean Before Taking Property Photos!
Before taking photos for your property listing (the “mysoku”),
make sure to clean thoroughly — especially the exterior walls and entrance area.
A quick wash with this makes a huge difference!
