防蟻（シロアリ）処理、完了しました！

エンタメ半分・実践記録半分で発信しているサイファです(^^
本日、予定通りシロアリ駆除業者さんに来ていただき、防蟻処理を実施しました！
👷♂️施工担当の職人さんについて
今回の施工は、以前の4棟目でも作業してくださった個人事業の職人さん。
元大工さんで、水回りも扱える多能工タイプの方です✨
今回も雑談を交えながら、手際よく作業を進めてくれました(^^
💡買付段階でのシロアリ点検について
お話の中で興味深い提案もありました。
「物件を買付した段階で声をかけてもらえれば、床下のシロアリ点検を行いますよ」
とのこと。
点検時は交通費のみの実費負担でOK。
その後、防蟻処理を正式に依頼した場合はその交通費を返金してくれるという良心的な仕組みです😎
職人さん自身も将来的に不動産投資を始めたいとのことで、
「大家さん顧客を増やしたい」と話していました。
そのため、県内一円で対応可能とのことです🎵
買付段階で床下点検を依頼できるのは、
万が一シロアリ跡や漏水が見つかった際に指値交渉の材料にもなるので、かなり有効ですね✨
💰今回の施工費用
今回の防蟻処理は、延床約66㎡で税込 約8.8万円でした。
相場としても悪くない価格帯です。
信頼できる職人さんとの繋がりは、本当に貴重ですね(^^
今後もリフォームの進捗を随時アップしていきます！

Termite Prevention Completed!

Today, as scheduled, a termite control contractor came to carry out the termite prevention work.
👷♂️About the Contractor
The work was done by a self-employed craftsman who had helped me before.
He’s a former carpenter who can also handle plumbing—truly a multi-skilled professional✨
As always, he worked quickly and efficiently while chatting casually with me.
💡Pre-Purchase Termite Inspection
He also gave me an interesting suggestion:
“If you contact me when you submit your purchase offer, I can inspect the crawl space for termites.”
The inspection only requires reimbursement of travel expenses.
And if you later request full termite treatment, that travel cost will be refunded — a very fair deal 😎
He mentioned that he plans to start real estate investing himself,
and would like to expand his network of landlord clients.
He’s available throughout the prefecture, which is great news🎵
Requesting an inspection before buying a property is also a smart move for negotiating the purchase price,
especially if any termite traces or water leaks are found✨
💰Cost of This Treatment
This time, the termite prevention covered about 66 m² for around ¥88,000 (tax included) — a reasonable market price.
