不動産投資5棟目　リフォーム続報#35　トイレ漏水発見

エンタメ半分で不定期に投稿しているサイファです。

前回、「あと少しでリフォーム終わりそう〜」とお伝えしましたが、その直後に事件発生です💦

トイレ清掃→クッションフロア施工の工程で、便器周りの床が拭いても拭いても“じわ〜っと水が出てくる”のを発見‼️

給水の接続部分を確認しても水漏れなし。
となると…可能性は タンク周りの割れ or 排水系統からの漏水。

8月4日に大家仲間と一緒にトイレを外して確認する予定です。
手直しで済めば「コーキング or 部品交換」。
難しければ「トイレ本体を新品交換（約5万円想定）」となりそう。

やっぱり築古物件。ほんと色々出てきますね〜。
ただ、客付け前に発見できたこと、そしてDIYで対応できることをポジティブに捉えてヨシとします。
（エンタメ投稿らしく、自分に言い聞かせました笑）

Hello everyone,
This is Saifa, posting irregularly with a bit of entertainment flavor.

In my previous post, I mentioned that the renovation was almost done, but right after that, I discovered a water leak around the toilet. The floor near the toilet bowl was damp no matter how much I wiped it.

Since the water supply joints were dry, I suspect the issue comes either from a crack around the tank or from the drainage system.

On August 4th, I plan to remove the toilet together with my landlord friends and check the situation. If it’s minor, I’ll fix it with caulking or part replacement. If not, I’ll likely need to replace the whole toilet (around 50,000 yen).

Old properties always come with surprises… but since I found it before getting tenants, and since I can fix it DIY-style, I’ll take it as a positive.

I’ll post an update once there’s progress!
