主な活動エリアは福岡県北九州市、行橋市、苅田町、築城町、吉富町、豊前市です。
今回は、4棟目の築古フルリフォーム戸建がついに完成しましたのでご報告します。
清掃&撮影
友達大家さんが手伝いに来てくれて、午前10時〜午後2時まで清掃。その後、室内写真を撮影しました。
残置物処理&不動産屋巡り予定
リフォームで出た残置物は自宅倉庫へ移動。ゴミ捨てが終わり次第、自作マイソクを持って不動産屋巡りに出発予定です。
家賃設定とエリア相場
周辺の戸建賃貸は供給が少なく、駅から遠い不便な物件で家賃相場は約4.5万円。今回は強気の5.8万円スタートで設定し、徐々に値下げしながら3月末までの入居決定を狙います。
利回り・費用内訳
- 想定利回り:おそらく15%前後
- 土地値(固定資産税評価):約400万円
- 購入価格(土地建物+登記費用込み):約300万円
- リフォーム費用(屋根・壁・駐車場・DIY):約120万円(人件費除く)

自作でマイソクをつくってみたので、一部を掲載しますね。

Hello everyone, this is Saifa, posting half for fun and half for business.
My main investment areas are Kitakyushu City, Yukuhashi City, Kanda Town, Tsuyuki Town, Yoshitomi Town, and Buzen City in Fukuoka Prefecture.
This time, I’m happy to report that the full renovation of my 4th old single-family house investment property has finally been completed.
Cleaning & Photography
A fellow landlord friend came to help, and we cleaned from 10:00 a.m. to 2:00 p.m. Afterwards, we took interior photos of the property.
Leftover Items & Real Estate Agent Visits
The leftover items from the renovation have been moved to my home storage. Once the trash is disposed of, I’ll start visiting real estate agencies with my self-made property flyer (“MySoku”).
Rent Setting & Local Market Rates
In this area, detached rental houses are in short supply. For inconvenient properties far from the station, the going rent is around 45,000 yen. I’m starting with a confident 58,000 yen asking rent, then gradually lowering it with the goal of securing a tenant by the end of March.
Projected Yield & Cost Breakdown
- Projected yield: around 15% (tentative)
- Land value (fixed asset tax assessment): approx. 4 million yen
- Purchase price (land, building, registration included): approx. 3 million yen
- Renovation cost (roof, walls, parking, DIY): approx. 1.2 million yen (excluding my labor)
